Get up to $75,000 in 0% interest funding to purchase your first home in Pembroke Pines. Updated for 2026 Guidelines.
Available for First-Time Homebuyers
Based on your income level (AMI), receive between $40k and $75k to cover down payment and closing costs.
Assistance is structured as a deferred second mortgage with 0% interest and no monthly payments.
The loan converts to a grant after 10 years of continuous occupancy as your primary residence.
The City of Pembroke Pines uses State Housing Initiatives Partnership (SHIP) and HOME funds to help residents achieve homeownership.
Assistance depends on your household income relative to the Area Median Income (AMI):
*HOME-funded files have slightly lower caps ($40k-$50k max). Most files are SHIP-funded.
The assistance is a 0% interest, deferred second mortgage. If you reside in the home as your primary residence for the full 10-year term, the loan is fully forgiven.
Note: Repayment is required if you sell, refinance (cash-out), rent out the property, or transfer title within the 10-year period.
Your total household income must fall within these ranges to qualify. The City uses the Broward County HUD income chart. (Limits subject to annual adjustment by HUD/Treasury)

Follow these steps to secure your assistance funds.
Get pre-approved with a participating lender for a 30-year fixed first mortgage. The city does not originate the first loan; you must bring your own financing.
Go under contract on an eligible property within Pembroke Pines city limits. It must be an existing home (no pre-construction) and under the price cap ($679,324 for SHIP).
Your lender will submit your package (contract + pre-approval) to CRAFLA. You will then schedule an appointment to income-certify your household.
If approved, you receive a reservation of funds letter. You must also complete an 8-hour HUD-approved homebuyer education course.
CRAFLA reviews the final Closing Disclosure 48 hours before closing. Once cleared, you sign, close, and move into your new home!
To ensure a smooth application process with CRAFLA, have these documents ready once you start working with a lender.
